Once a mortgage broker has everything they need from you, they can submit a full mortgage application straight away. From there, lenders usually take between two and six weeks to issue a formal offer, depending on their workload and the complexity of your application.

Mortgage broadly split into two categories: repayment, where you gradually pay off the loan and interest each month, and interest-only, where you just cover the interest. Within those, you’ll choose a deal type; the most common being fixed rate, where your payments stay the same for a fixed period (usually 2 or 5 years), or tracker/variable rate where they can go up or down.

Many of Bath’s most desirable properties are Grade I or Grade II listed, which means stricter rules apply to any alterations, extensions, or renovations. You’ll need listed building consent for most changes beyond routine maintenance.
